Introduction
Hi! I’m new here and just had a one on one call with Michael who is a wealth of information this past Monday. He is so brutally honest and transparent which I like. He said I could have found this information online or here for free but I really needed to make a decision THIS WEEK so I booked the call. Before getting on the call I didn’t really have a clear financial goal per se and I was at a crossroads in my life. After talking to Michael he gave me the advice and resources I needed to make a pivotal decision in my life. For me, he said I needed to focus on increasing my income instead of worrying about how much taxes I am paying and buying rental property with money that I don’t have (my husband and I bought our primary home in 2023 and put 400k into it so we have no extra funds). I’m in the 24 percent tax bracket with my husband who is a software engineer. I’m a litigation attorney in Southern California making 170k for basically 2-5 actual hours of work a day. I needed to decide whether I should take a new job making 205k but it’s 8 billable hours a day which could take 10 regular hours to do. So like triple the hours but for 35k more? At first I didn’t think it was worth it since I have a 1 year old daughter and especially AFTER taxes but finally at the end of the call I said I would make around a million once I make partner in another five years (this firm has been watching and has been trying to recruit me for the past year because they’ve seen how I’ve litigated in court). The law firm said my salary is low now but they reward based on merit, loyalty and years to the firm. In a year I’ll make 350k for the same amount of hours. Michael said it was a no brainer to focus on increasing my income. It was a difficult decision to make because I don’t like change but I’m submitting my two weeks notice next week!

Anybody Understand or familiar with “Subject to” instead of putting the loan in my name ? I’m trying to get a property with no money down . Looking for a multi family i can rent out and fix up .
