Introduction
Hello everyone! My name is Jorge and I’m a Marine Corps Veteran. My wife and I started our real estate journey using my VA Home Loan a few years ago. Does anyone know how tax deductions and de-appreciation work for second-floor rental properties that sit atop a non-rental property? If anyone has questions with leveraging your VA Home Loan, Active Duty tenants, and HUD-VASH Military Veteran tenants then feel free to send it my way!

Duplex
My wife and I are considering retiring at the end of 2025. We currently have 1 duplex and a vacation rental for properties we personally manage. In addition, we have 7 multi-family properties that we are passive investors in. Our goal in this group is to understand how we can benefit from this group overall but also from Ana on our Tax Returns. Our challenge is in understanding how to take advantage of taxes proactively and plan accordingly. We are considering selling the duplex as both of our great renters are now considering moving to other states for one reason or another. We have them both on monthly rent now with an increase. Is it time to sell or should we just wait and see and look for other renters, it's been a profitably property.

Breaking news BOI requirement
yesterday an attorney in Texas put a hold on this requirement !!! what does this mean for us: If you have an LLC you dont have to file your BOI until further notice
