New Listing Just Landed!
Just picked up another property, and I’m testing a simple strategy that might help some of you who want to make money in real estate without managing tenants long-term. Here’s what I’m doing: ✅ I’m handling the listing ✅ I’m doing the showings ✅ I’m screening applicants + finding a qualified tenant ➡️ Then I turn the property back over to the owner once the lease is signed No ongoing management. No maintenance requests. No month-to-month stress. I charge ½ of one month’s rent for the whole process. In this case, I'll get $1,025. The owner gets a great tenant, and I get paid for the upfront work. It’s basically leasing-only property management — perfect for those owners who don’t want to manage marketing, showings, or screening but feel comfortable managing tenants afterward. Curious what you all think of this strategy: 👉 Would YOU ever offer this? 👉 If you're a landlord, would you pay someone ½ month's rent to handle the entire leasing process? 👉 Any tweaks you would make? Rent by the Room in a College Town – Worth It?
I’m working with a property in Provo, Utah — a 4 bed, 3.5 bath home the owner wants to rent for $3,500/month. That price feels a bit high for a single-family rental, so I’ve also listed it by the room. For those of you who’ve tried this model in a college town: - How did it work out for you? - Did you install digital locks on each bedroom for added security/privacy? - What were the biggest upsides or downsides you experienced with rent-by-room?
