Just picked up another property, and I’m testing a simple strategy that might help some of you who want to make money in real estate without managing tenants long-term.
Here’s what I’m doing:
✅ I’m handling the listing
✅ I’m doing the showings
✅ I’m screening applicants + finding a qualified tenant
➡️ Then I turn the property back over to the owner once the lease is signed
No ongoing management. No maintenance requests. No month-to-month stress.
I charge ½ of one month’s rent for the whole process. In this case, I'll get $1,025. The owner gets a great tenant, and I get paid for the upfront work.
It’s basically leasing-only property management — perfect for those owners who don’t want to manage marketing, showings, or screening but feel comfortable managing tenants afterward.
