Any new wholesalers I’m looking to connect with new wholesalers and help them get their first deal!

This is something that is soo important that no one is surprisingly, shockingly talking about. In Texas for land or Single family you need to make sure you have a TREC agreement! Without it, you leave your deal vulnerable. I know because another wholesaler can desteoy your credibility with a seller if they signed a simple 2, 3 pager. I know because a friend of mine got a deal away from another wholesaler that way and made a $15/20k. Once you download it in PDF https://www.trec.texas.gov/forms/one-four-family-residential-contract-resale You can upload it to canva to edit and then upload it to your signing tool. I found that it may be tricky editing the pdf in a signing tool but docusign may be able to do it and if not use canva as you can move the text boxes around. If you would like a template that is pre-filled with all fields you need to sign comment "SiGN ME!"

Why Didn’t You Close a Deal This Week?
Let’s do something different today, something that actually moves the needle. Just a straight-up reality check: If you didn’t close a deal this week… why? Break it down honestly: - Was it lack of leads? - Not enough conversations? - Analysis paralysis? - Follow-up slipping? - Not making strong enough offers? - Or are you still waiting for the “perfect” deal to fall in your lap? Drop your answer below, even if it stings a little. The point isn’t to criticize. It’s to identify the bottleneck so you can eliminate it before the new year hits and everyone else wakes up. I’ll go through the comments and give direct feedback if needed. This is how you start hitting consistent $10k+ months... by being brutally honest about what’s holding you back right now, not someday.
