Buyer Inspection
When you have a buyer that is going to walk a property that is tenant occupied. How do you make sure no monkey business is happening and he is not talking about the deal with the tenant or owner?

#1 You need strong relationships with your buyers. If you’re working with buyers you trust and you’ve done deals with before, this is rarely an issue. Solid buyers understand that going around you kills future deal flow with you and serious buyers don’t do that. #2 Set the frame before they ever walk the property. I tell my buyers they’re walking the property as either: - a “partner” on the deal, or - my “contractor” to firm up numbers, scope, and repairs. They are not there to discuss price, ownership, or terms with the tenant or seller. Period.

@Ariel Rodriguez TX isn’t my market and I don’t know much about Seguin. But if I was you I would start by calling listing agents who recently sold flipped properties and ask if they have any investors looking to pick up another property.

What are your goals for 2026?
Be specific. Deals per month, income targets, first deal closed, scaling a team, land vs houses, transitioning to flips or rentals, all of it.
