🔥 Tuesday Tip: Why Your MAO Is Probably Too High
Most beginners aren’t losing deals because sellers are “unreasonable.”They’re losing deals because they’re overpricing risk.
Here’s what’s actually happening:
• You’re assuming best-case rehab
• You’re trusting ARV more than exit demand
• You’re leaving zero room for surprises
• You’re trying to squeeze max assignment on your first deal
That’s not investing. That’s gambling.
A real MAO:
• Prices in unknowns
• Protects your buyer
• Gives YOU margin to breathe
• Still works if something goes sideways
If your deal only works when everything goes perfectly, it’s not a deal.
Quick takeaway:
Lower MAO = higher close rate = more experience = more money long term.
I’d rather lock up 3 conservative deals than chase 1 “perfect” one that never closes.
