Guess what — under ANSI Z765-2021, that's not Gross Living Area. That's Additional Living Area. And no, those are not the same thing on an appraisal.
Here's the kicker — appraisers are REQUIRED to follow ANSI.
Your MLS? Not required.
Your listing agent's tape measure? Not required.
The appraiser's liability? Absolutely required. 😂
So if you're selling a home with low ceilings, a Cape Cod upper level, or a bonus room — get a pre-listing appraisal FIRST.
Because finding out your 1,800 square feet is actually 1,400 square feet of GLA at the LOAN appraisal is a really bad time to be surprised. 📐
