Two of the biggest realty teams at my branch moved to Zillow Flex. 25% of those leads are locked into Zillow Home Loans. No problem there, that's how the system works.
But it got me thinking.
Once my own lead gen system is dialed in, I want to approach those teams with a proposal:
- Keep sending Zillow Flex leads to Zillow Home Loans.
- But for everything else: sphere, social, paid ads, organic. Build a separate lead engine they own.
- I help them design and structure it: CRM, PPC, IDX, nurture, follow-up.
- Every lead that comes through that system? That’s theirs. And I become the lender partner helping convert and close.
They lower their acquisition cost. They protect their long-term business. I get to help good agents win more deals outside Zillow’s ecosystem.
Agents, what do you think of this model?
What parts would you change?
Where do you see friction?
Trying to tighten this up before I bring it to the table.
