Pick something unique about the home—something worth talking about—and make a short video around that.
Then, once you’ve given people a reason to care, invite them to the open house in the video.
We did this with a listing a few years back that had a ground-source heat pump system. Most buyers had never heard of it, so we made a quick video breaking down what it is and how it saves money long-term.
At the end of that video? We invited them to come see it in action at the open house.
It worked way better than any flyer ever did.
Why this works:

- It gives value. Even if they don’t show up, you’ve positioned yourself as the expert. That sticks.
