Its Sunday!
Today is the day I plan for the week ahead. Who do I need to meet with this week to earn a paycheck? Who is on my hit list for business referrals? Who have I not connected with in a while? I analyze my appointments and calendar for money making time. I prioritize my days by tasks and appointments that lead to future money. I organize my week and write out a solid plan. This helps me control my business, my time and my energy. Whatver else pops up during the week I will need to react to but I control what I can control. How are you spending your Sunday? I can't wait to connect with my Performance Lab Tuesday at 7pm. Let's reconnect, share our wins and regroup to gain back the momentum we started building. Last nights session
I want to apologize for not making it to our session last night. Unfortunately, I landed myself in the Emergency Room after passing out earlier in the day. I am so sorry for not being able to communicate with you. I will be back and ready to kill it next Tuesday. Please forgive me and take care of yourselves too.
What Would You Do Question
Hi everyone. This is a question I was going to ask in the lab call last night. What would you do in the following scenario: I had a listing appt and suggested that she make some refreshes to the vacant house before putting it on market: paint, clean carpets and clean the interior, remove the blinds, replace damaged pieces of siding, clean out gutters and replace a fallen gutter. I had told her with the improvements, she could show better than the comps that are nearby and dated. She could possibly get $318k. She had a "guy". He told her that she didn't have to have gutters here in GA. Basically, he told her to sell it as-is. I believe she just didn't want to pay the money to get the work done. When we talked yesterday, she said she'd rather use the money to pay closing costs because she will have to pay. She is aware that she will not make any money and will have to come to the table with money. She bought the home in 2023 for $314.5k and she currently owes $302k. She said last month was the first time she deferred a payment. When you factor in compensation (3% list and potential 2% to buyer's agent) and attorney costs, she'll be in the negative. So she just needs to get out from under this house. Do I take this potential headache? I've already told her it's likely to sit if listed at $318k which is what she still wants to try.
Cancellation
Performance Lab Family — I need to cancel tonight’s session and I apologize for the late notice. I’m currently dealing with a situation involving my dad, who is struggling with memory issues, and unfortunately someone took advantage of that and scammed him out of thousands of dollars. Family has to come first tonight. We will meet next Tuesday at 7 PM for our midway session. We are officially halfway through this program, and at this point you should know your numbers. You should know how many conversations it takes for YOU to create appointments, contracts, and closings. The reality is many of you are simply not talking to enough people yet. You are not setting enough appointments with referral partners, connectors, past clients, business owners, or community relationships that can lead to opportunities. Growth requires discomfort. The goals you wrote down will require you to put yourself out there more consistently. Start paying attention to life events that predict real estate needs:• New jobs• Divorce• Marriage• New babies• Aging parents• Probate situations• Investors needing help• Downsizing• Financial changes• Small business growth Real estate opportunities are everywhere when you train yourself to see them. I want you using this extra week intentionally. Focus on conversations. Focus on connections. Focus on visibility. I’ll see you all next Tuesday at 7. Let’s come back stronger and ready to finish this second half with intensity. ❤️
