Perpetual payment agreement?
Hello, I found out that people can invest in maintenance payment agreements a little while ago. There's not really a loan/principal balance, amortization, etc., and payments are required under a perpetual agreement and are CPI-adjusted each year. Has anyone seen anything like this? What are y'all's thoughts on valuing/bidding and doing due diligence on something like this? CA
Question about vacant land
Hello all, I'm new and I'm in the learning process altogether as far as notes. I'm curious about what kind of advice y'all have about vacant land -- I know that it's one of the more unpredictable assets. What kinds of questions should I (as a note buyer) ask the seller if the topic is specifically mortgage notes for land? What characteristics should I consider red/green flags in my seller/borrower?
Judicial vs. Non
My question is for the states that actually have both judicial and non-judicial foreclosures. Are we typically going to get eyes in the documents in order to determine which one we are looking at before the bid process? And if that answer is a “no”, wouldn’t it be normal or expected that the bid would need to be lowered if the note is lacking a “power of sale clause”?
