Doing it right?

So let me know if im doing this right. I've been going to google maps and looking up apartments. Then going on to Regrid.com for parcel data to get owners name. Then going to truepeoplesearch.com to get phone number. If property is in an llc I go to opencorporates.com to find llc owner name then back to true people search for number.

I then call them and ask to meet up to learn about business because I want to buy a property like there's and be a property owner like them.

Where do I go from there? and am I missing anything? or should I adjust anything?
