2.8mm asking, 70 occupied, 124 pads, needs road and tree work, poor collections, rougher element, decent market and only 15 minutes from 2 parks we own, poor records from the seller, all TOH, $250 lot rent (we charge $400 and 425 at our parks nearby), WWTP, and city sewer (1 bill to the owner, he pays it), trash bill included in property taxes. Definitely a big lift, but rent raise, and infill opportunity...thoughts on an offer value anyone? I have my thoughts but would love some unbiased opinions. Thanks.
