Hey guys - we’re closing on a small value-add mobile home park in Kentucky over the next couple weeks and have room for 1-2 additional capital partners.
14 pads | 9 occupied (8 tenant-owned homes, 1 rent-to-own home, 1 vacant park-owned home)
City water/sewer
Primary upside is bringing current rents to market over time, with additional infill potential that is not currently underwritten into the deal. Lot rent is about $250 under market.
We already have one investment partner committed and are looking to round out the raise with a couple aligned partners.
