Thanks for the add. I'm a bit new to RE development. I was getting into RE investing a few years ago, and have looked at some redevelopment recently. I've come across a piece of land where 300 units or so could be built. Who in the group sponsors projects like that? I'm curious as I want to complete a development.

Another development moving forward. 🚧 We’re getting ready to sign the contract on Deo Drive, and now we’re working through the highest and best use of the site. Option 1: 1–2 restaurants out front + Flex Office Warehouse in the back. Option 2: Go all-in on Flex. One of the big deciding factors? A potential traffic light that could cost $250K–$350K — and determining who participates in that cost. This is the part of development people don’t always see. You don’t just buy dirt and start building. You study the site, infrastructure, traffic, zoning, costs, and demand before making the move. At the same time, we’re getting ready to close out the current phase and move right into Phase 2 of MC Flex Office Warehouse. Multiple projects. More development. We just rented the last two units at MC Flex Office Warehouse, which means Buildings 1 & 2 are DONE. Fully leased. Now we shift our attention to Phase 2 — Buildings 3 & 4. And the crazy part? We’re already getting a ton of interest. By the end of this week, we could potentially have one to one-and-a-half buildings committed before we even get Phase 2 built. But that’s only one project. 🏗️ MC Luxury Villas — officially under construction. I’m headed there now. 🏢 Assisted Living Development — civil engineering is moving forward. 🚦 Deo Drive — traffic study underway to determine whether we develop restaurant pads along the frontage with a traffic light and Flex Office Warehouse behind them, or go all-in on Flex. 🏗️ Another Flex Development — we’re also looking at moving forward on a new project for a longtime friend and client. We’re not slowing down. We’re building businesses. We’re developing real estate. We’re creating cash flow. And we’re documenting the entire process. The next few years are going to be massive. We’re prepping the footers for our first building to pour concrete soon. The footers are 16” × 8” with two continuous #4 rebar. We have chairs every 6’-0” to keep the steel 2 inches off the ground. Once the footers are poured, we’ll move into block, underground plumbing, slab insulation, pour the slab, and then framing—where the real magic takes place. We’ve been working through the existing soil conditions and building up Building Pad #1 in 8-inch lifts, with each stage being tested and verified by Geotech. We’re officially at subgrade and ready to start digging footers. The plan from here moves FAST: ➡️ Dig footers today/tomorrow ➡️ Prep rebar & chairs ➡️ Pour footers Wednesday ➡️ Mason right behind us laying block ➡️ Underground plumbing ➡️ Insulation ➡️ Pour the slab ➡️ START FRAMING 🔨 A lot of work happens underground before you ever see a building coming out of the ground. Getting the pad, compaction, elevations, and foundation right is where it all starts. Once we get these footers poured, MC Luxury Villas officially starts going vertical. 24 luxury units coming to Newark, Ohio.
