If you’re not getting on the roof, you’re losing huge value.
Getting on the roof should be your indicator
Closing is in sight
Give an honest assessment
Take tons of photos- use chalk as your identifier
Use an application that makes photos into a clean and professional PDF report that you can add notes to.
Show the ground around their home from the rooftop so they know it’s actually their home and not manufactured photos showing damage from another home (you’d be surprised how often that happens)
Show any other damages to the home. Gutters, screens, window frames, siding, paint, fence spatter.
Show your expertise, never sell yourself short
After your inspection, offer full transparency to the home owner
Not only do these photos show what’s going on
They are also photos that show current condition. To cover your butt if something comes back, but also showing how you improved the quality while you were there.
“Photos are worth a thousand words”
Photos are also worth THOUSANDS of dollars saved.
Document everything (for sure the condition of the driveway before you showed up).
