So, I just did my first DR gig for a client, I've done it for my own business before, but this time it's different. This client is a real estate agency with 7 sales reps, and they handed me a lead database for Jan-Feb-March 2023, totaling around 600 leads, all neatly registered in an excel sheet, with each one assigned to a sales rep. After a meeting with their team, they decided to focus on reactivating the January leads (about 200), as they were already following up with the ones from February and March.
The offer was pretty basic, just a list of properties, and the market we're talking about is my beloved homeland, Peru 🇵🇪. The channel used wasn't SMS, but WhatsApp, we use it a lot more, just integrated it to GHL.
Now, in the meeting, the team leader told me they didn't wanna waste time calling up every lead just to take notes on what they wanted to buy. So, I suggested building a form that I could send them a link to, and keep track of their preferences. If the lead opted in, I could trigger an automation if they submitted the form, or send 'em a reminder and follow-up if they didn't. This way, we could stay organized and not just know their intention, but also get data on what they needed.
At first, I thought I could just send them a to a google form. But, being no tech whiz, I wasn't sure how to integrate it with the custom fields in GHL, so that the info would be in the system and not just a spreadsheet. That's when I decided to take an LP I already had for a buyers campaign and tweak it to fit their needs. So, it became a classic 3-step funnel: Survey > Calendar > Thank you.
But, then I hit another bump in the road 🙃. I realized that if we had just one general calendar, it would be a hot mess if the leads booked a call with a sales rep they weren't assigned to. So, I had to create a calendar for each sales rep, which led to creating a separate LP for each rep with their own subdomain. Plus, I had to set up an IF/Else condition in the lead nurturing workflow to send the leads the right link 🔗 to the LP of their assigned sales rep. It took me about an hour to figure it all out and get it done, but finally, it was ready.
I made a loom video to train the team on the whole process, the platform, and the dynamics of DR. Also, what I needed from them to do in the system, like connecting calendars, etc. Oh boy I was excited!
And then, I uploaded the 200 leads, assigned 'em to the respective sales reps, and launched the DR.
Out of the 200, almost 60 opted in, and 42 actually filled out the survey!! 💪
I think it went pretty smooth, cause WhatsApp is a more personal channel, and the message didn't came across as too salesy. Plus, the leads probably recognized the name of the sales rep or the company they were in touch with 2 months ago.
Now i'm preparing to launch a DR of 2500+ leads from 2022!! Being new to this my deal with them is that I get a 10% cut of their commission for every deal closed by their sales reps. Hoping to hear that cash register dinging this month, cha-ching!
