Hey brothers! Spoke to Michael last week about killing off procrastination and laziness to help grow my online coaching business and he gave me some great mindset tips and actions steps. One being to start posting daily at a set time and giving myself a consequence if I don’t follow through. Direct mail works because it lands in a place most people can't skip: the physical mailbox. No algorithm. No spam filter. No unsubscribe button. Here's how to run a direct mail campaign that actually converts: 1️⃣ Pull a targeted list. Absentee owners, tax delinquents, pre-foreclosures. The more distressed the criteria, the more motivated the seller. Use PropStream or BatchLeads. 2️⃣ Keep the message simple. "I buy houses in [City] — fast, cash, as-is. Call or text [number]." That's it. No fancy design. No lengthy pitch. One clear offer. 3️⃣ Mail a minimum of 500 pieces. Under 500 and the data is useless. You need volume to get a response rate that means something. 4️⃣ Track your response rate. Use a dedicated Google Voice or call tracking number so you know EXACTLY what's converting. If you're not tracking, you're guessing. 5️⃣ Mail the SAME list 3–5 times. Most sellers call on the 3rd or 4th touch. One-and-done is money wasted. Frequency wins.
