Trying to work out this deal
Spoke to a motivated seller willing to sell his property for 345k in Miami, FL. ARV 600k-630k Rehab estimate 80k.
Question: I would like to take this deal on myself. But since I have never done a flip yet (I usually hold on to my rehabs as income producing rentals), its very hard to find a hard money loan. Any private lenders you can recommend? I heard of cross collateral (putting private lender as second position lien holder on another property with equity on it), how does that work??
Another route is I could do seller financing, interest only payments for 6-9 months. Has anyone ever done a seller finance deal? What does the process look like? Any advice?
Final route, is to wholesale this deal. How much should I try wholesaling it for? Also, I’m a real estate agent. Any agent wholesalers? Besides disclosing that you are licensed, what other disclosures should you make? Any advice??
