I have a lead where the owners on record are dead. they had 7 children. One of the children is dead but that person also had 7 kids. So, that means the 7 grand kids are entitled to the dead childs portion of the property?
Data Question
Currently, our Montgomery County dataset does not include last payment date or property assessed/market value. I have been manually looking up each property using its tax ID on the county tax assessor website. I’m wondering if there’s a way to streamline this process. Specifically: 1. Is there a way to programmatically pull last payment dates, delinquency length, or the value by which the property is being assessed? 2. Is there another dataset we could link to ours that includes assessed or market values for these properties, so we don’t have to do manual lookups? Any suggestions on existing datasets or tools to streamline this would be very helpful!

Is there a chart to follow for Maternal and Paternal kindred?
doing research and found a property and everyone is dead. Property owner is dead, Parents are dead. The only sibling is dead. No children, but the siblings wife is alive. Following the intestate chart the wife isn't entitled to anything. Not sure who would inherit the property at this point.

Research Questions
I have a couple of questions so I thought I would post them here together: 1. Has anyone tried using and exporting from the toolkit? I filled out info and tried to export it but the doc doesn't show any info (blank page). 2. Imagine this scenario: Property shows only 50% UDI for Susan. The rest is under Anthony who also owes taxes. Susan has HS - Homestead exception. Anthony died in 2025 (obit info), there's a deed transfer to Susan a few months after Anthony's passing but no probate. Is this possible? Do all properties have to go through probate when someone passes? Susan and Anthony were married. Would appreciate any help!
