How many counter offers does it take?

How many counter offers are you making before the LOI is dialed in enough for signing?

The calculator is amazing. It makes the counter offer process so much less work.

I'm at offer #5 on an RV park. Each time we hold to the bottom line and let the seller work towards the deal they'll close on. Each counter we ask which number is most important and number which is least important. At this point we should be dang close to the final, final figure...for the LOI. :)

We'll do this same dance again with the PSA once my wife starts underwriting the property and market data. We plan to hold this in our fund so its the difference between getting it close and getting it right.
