Market Comparison Update
Hey folks,
Just wanted to give a bit of an update on my previous market comparison post between Guelph and Winnipeg. After doing a bit more market research, it is clear that the area in Winnipeg I was looking at (where you can get a 4plex for approx $150,000) is the absolute worst part of the city and considered a 'war zone'. However, there are still plenty of higher quality neighbourhoods (~ B+) in the city where you can find deals that work well... just not quite as well as the 'theoretical' 19% COC in my previous post. I guess all this to say if it sounds too good to be true it probably is! Some of my research brought me to a Winnipeg subreddit where someone mentioned hearing stories or tenants in the North End (where I was looking) ripping the walls apart in order to steel copper wiring lmao. I think I would prefer a much more modest ROI than having to deal with something like that.
