Market Comparison Update
Hey folks, Just wanted to give a bit of an update on my previous market comparison post between Guelph and Winnipeg. After doing a bit more market research, it is clear that the area in Winnipeg I was looking at (where you can get a 4plex for approx $150,000) is the absolute worst part of the city and considered a 'war zone'. However, there are still plenty of higher quality neighbourhoods (~ B+) in the city where you can find deals that work well... just not quite as well as the 'theoretical' 19% COC in my previous post. I guess all this to say if it sounds too good to be true it probably is! Some of my research brought me to a Winnipeg subreddit where someone mentioned hearing stories or tenants in the North End (where I was looking) ripping the walls apart in order to steel copper wiring lmao. I think I would prefer a much more modest ROI than having to deal with something like that.

@Daniel Foch I just watched Tristan Ritchie's Sudbury market presentation and am pretty intrigued now with that area. It is interesting how he noted a similar thing with the less desirable areas in Sudbury and guiding his clients away from those. I think that also highlights the importance of getting knowledgeable people on your power team who can steer you towards the best property for you and your goals.
Market Comparison
I thought it would be interesting to share a little comparison of properties between my home town of Guelph, ON and Winnipeg, MB. I reached out to the realtors of both properties and got pro forma's to help the analysis. Winnipeg property cash flows over $500/mo, nearly a 10 cap and almost 19% COC. Guelph property @ 2% COC. Interestingly enough both properties have two tenants well under market rent. If anyone has any recommendations for resources/information about investing in other markets feel free to leave a comment. Also if anyone has any connections to Winnipeg real estate let me know, I think that market is one I would like to explore further!

@Nick Hill Thanks Nick! I'm a bit bummed cause I really want to find a deal that works in Guelph... but I think I have to understand that just because you like the place you live doesn't mean it makes sense to invest there.
Introduction
Hey everyone, I'm a 28 yr old filmmaker living about an hour away from Toronto. Like most places in Canada, the market I'm in has been difficult to enter. Currently I'm still living with my parents & saving as much as possible. They have just purchased their first investment property in a town about 20 minutes away from ours and after some major renovations in the upcoming months I will be managing a basement AirBnb and potentially a long term rental in the upper unit. I plan to offer free labour to the general contractor to learn some practical skills as well as document the process. As a filmmaker with a degree in marketing I figure I can bring value by archiving the renovation process with photo and video as well as create all the marketing materials for the property. I hope to then leverage the documented transformation to pitch to potential partners moving forward. Anyways, that is the plan for now but I'm sure it will change along the way. Either way I'm super excited to be a part of this group and share in the learning process with all of you.

@Mitch Cleary Thanks Mitch, I saw the pitch PDF that was included in week 3 of the 101 course and got excited thinking about eventually being able to create something like that for my own properties/deals I'm looking at!
