What is a Major Defect?
What is a major defect? 🏚️ If you were not aware an inspector uses an Australian Standard (AS4349.1) to write a report, that AS defines a major defect as "A defect of sufficient magnitude where rectification has to be carried out in order to avoid unsafe conditions, loss of utility or further deterioration of the property." What does that mean? Well that is the determination of your inspector. This is why you can have two good inspectors have two different reports. They make the call based on their professional opinion as to what catergory it will land in. Be mindful, most minor defects that are left unattended will most likely lead to further deterioration of a property, ensuring you action minor defects and generally maintain your home is key to mitigating big issues you can have in the future. 👉 www.auspropertyreport.com.au 🔗 #majordefect #hometips #homebuyer #buildinginspection #auspropertyreport #homeownertips

Building Inspector licensing does NOT exist
Were you aware that states Australia Wide have no regulation or licensing in place for people to undertake Pre-Purchase Building and Timber Pest Inspections. Besides the state of QLD. This lack of oversight is not well known to home owners within the real estate space. What are your thoughts? Should there be something in place?
