What is a major defect? ποΈ If you were not aware an inspector uses an Australian Standard (AS4349.1) to write a report, that AS defines a major defect as "A defect of sufficient magnitude where rectification has to be carried out in order to avoid
unsafe conditions, loss of utility or further deterioration of the property."
What does that mean? Well that is the determination of your inspector. This is why you can have two good inspectors have two different reports. They make the call based on their professional opinion as to what catergory it will land in.
Be mindful, most minor defects that are left unattended will most likely lead to further deterioration of a property, ensuring you action minor defects and generally maintain your home is key to mitigating big issues you can have in the future.
