If I were starting again with no experience, no portfolio, no contacts, I wouldn’t chase every strategy or try to look busy. I’d strip it right back.
First, I’d focus on education with intent. Not consuming everything… but learning one strategy properly.. how it works, where it works, and why it works.
Then I’d lock in one location. Know the rents. Know the demand. Know the numbers so well that deals start to look obvious instead of confusing.
Next, I’d master the numbers. If you can’t quickly tell whether a deal stacks, confidence never shows up. The numbers remove emotion and guesswork.
I’d also spend time building credibility, not clout. Speaking clearly, following through, and doing what I say I’ll do, even before I own anything.
And lastly, I’d get around the right people. Not the loudest voices, but people actually doing deals, asking better questions, and sharing real lessons.
Property doesn’t reward the busiest person. It rewards the prepared one.
