🏗️ TEAM-BUILDING REFERENCE
The 5 Roles and the Force Multiplier Standard Real estate investing is a team sport. Here is the full framework for evaluating every person in your stack.
The 5 Core Roles:
1. INVESTMENT BROKER
What they do: Source, evaluate, structure, and negotiate acquisition opportunities
What the wrong one costs: Deals you don't see, offers priced wrong, closings you aren't prepared for
Named partner: — Raise the Standard Real Estate, NextHome MyWay
2. INSPECTOR
What they do: Full physical due diligence — systems, structure, envelope, mechanicals
What the wrong one costs: Undisclosed repairs, failed systems post-close, lost negotiating leverage
Named partner: — More Reliable Inspections
3. LENDER
What they do: Structure the capital stack — conventional, hard money, DSCR, bridge
What the wrong one costs: Timeline failures, terms mismatched to your exit, deals lost at the wire
Named partners: Anthony Machi (Mach1 Lending — hard money) | Tabatha De Leon (Huntington Bank — conventional/FHA)
4. CONTRACTOR
What they do: Execute the rehab scope on time and on budget
What the wrong one costs: Scope creep, doubled timelines, a proforma that no longer works
Reference: (active BRRRR contractor)
5. PROPERTY MANAGER
What they do: Tenant acquisition, lease execution, maintenance, collections
What the wrong one costs: Tenant quality, vacancy, deferred maintenance, cash flow that stops
Named partner:
The Force Multiplier Standard: Every team member must return at least 2x the energy required to manage them.
Below that threshold = overhead, not leverage. Upgrade or replace.
Beast Mode Assignment: Rate your current team in each of the five seats from 1–5.
