Most investors use DOM to decide whether to look at a property. Experienced operators use DOM to determine their opening position. Here's the framework: 1–30 DOM → Seller is likely at full price expectations. You need strong comps and a clean offer to compete. 31–60 DOM → First signs of frustration. Seller may be open to concessions or closing cost assistance. 61–90 DOM → Seller has passed on multiple opportunities. A documented MAO with scope gets a real response. 90+ DOM → The property needs a solution. Show up with a documented offer and a plan, not a lowball. What to include in a high-DOM offer: - Your MAO with the math shown (ARV, rehab, target margin) - A contractor scope of work (even a rough one signals you're serious) - A realistic close timeline - A professional cover letter from your broker The documentation does the negotiating. Not the personality. Beast Mode Assignment: Pull 3 properties from your local MLS that have been on market 60+ days. Run your 5-number checklist (see Script 205) on each. Does any one of them pencil?
