Need direction / Lead gen for a loan officer

Hey guys. Need some direction. I just started the program a few days ago so still getting things setup and learning. I have a potential first client who wants lead gen. He's a loan officer for a hard money lender and wants to target investors. He has a database of investors and borrows called SFR analytics. He wants to get started right away to meet an end of year quota. Since I know it takes a couple of weeks to get mailboxes warmed up I'm goin to propose he get an instantly account and get pre warmed mailboxes. He also uses Mail Chimp for his CRM so I was going to integrate through n8n or make because I believe Instantly doesn't integrate directly to Mail Chimp, correct me if I'm wrong. I do need help with configuring sequencing and building an offer. Am I on the right track? Also, anyone else here who built lead gen for a loan officer trying to reach out to investors.
