What Is a Real Estate Lead? Let's clear up something that trips up almost every new investor: the difference between a lead, a prospect, and a deal. A lead is anyone who might sell someday. That's it. They do not have to be ready right now. A prospect is a lead you have actually started a conversation with. A deal is when the numbers work and you are under contract. Here is the mistake I see all the time. Beginners throw away leads because the person "isn't ready yet." But not ready today is still a lead. Your only job is to build a list of them and stay in front of them until the timing is right. And the fastest way to find these leads without cold calling a single homeowner? @Adrian Gillis Good question! 😊 I was wondering the same thing. "Must cashflow as a rental" could apply to a long-term rental (LTR), medium-term rental (MTR), or short-term rental (STR), depending on the strategy they're referring to. It'll be helpful to hear the clarification. I'm curious to see what they intended. Did they specify which rental strategy they meant anywhere else?
