Hi everyone, my name is Eileen and I’m based in Texas. I just joined the group and wanted to introduce myself. I’ve been in wholesaling for a little over a year now and have closed over 10 deals so far. Starting out was honestly challenging. I got into the wrong leads a few times, made mistakes, and had moments where I felt stuck and questioned if this business was really for me. It was tiring at times, and I definitely had to push through some self-doubt. But I stayed consistent, kept learning, and decided not to quit. Over time, things started improving. I began finding better leads, refining my process, and gaining more confidence. Consistency truly made the difference for me. I’m here to connect with other wholesalers to share experiences and learn what’s working on your side as well. I believe we can all grow faster by supporting each other and exchanging real insights. I found out that any deals through seller financing has to be in line with the Applicable Federal Rate (AFR). The IRS sets the minimum AFR on a monthly basis. If the agreed upon rate falls below the minimum required rate for a specific month, the IRS will impute interest penalties on the seller. Currently, the minimum rate for February 2026 is 4.7%. This a long term loan rate of at least 9 years. Has anyone of you done a much lower interest rate?

You can also build that interest into an inflated purchase price. If the property is worth $200k and say you offer a purchase of $250k with zero interest that $50k should cover that minimum rate.
