I requested a code enforcement list Friday and this morning I was received a list to call. I just got finished calling the list of 53 leads. The list was small, I had a few angry people lol but I had one who was nice and we had a brief conversation, very nice lady and said her house is her kid's inheritance. No appointments were made. But I'm getting better with calling I know that. I'm feeling accomplished I finished a list to call. I used the Wavv Triple line dialer for attacking the list. It's crazy how fast you get thru the list on this dialer. I'm not really sure what a voice message is. Maybe it stays on the line longer, so phone carriers don't flag me as spam? I'm not sure. I’m to the point when I get paid soon I might just purchase Xleads. Government leads has always been hard for me to locate or navigate. I’ve tried Zillow and Facebook Marketplace. At least when I purchase Xleads I’ll have a better chance. I’ve had so many ups and downs with wholesaling over the past two years and got no where and I’ve wasted time and energy. Maybe it’s time to put some money down. I’m a single mom and I have two kids two and under. So sometimes it can be hard to do so much searching. I’m thinking this could be the best thing for me to elevate wholesaling for me. I just want to become successful in wholesaling and give my kids a better life. Any advice or opinions I’m all ears.

Does everyone that is brand new start with a Virtual Assistant and XLeads? If not, where do you start?

I’ve tried getting some of my close friends into wholesaling, but it never really sticks. They’re good people, but they don’t have the same vision or drive for it that I do. The older I get, the more I realize good people are hard to find, and strangers are hard to trust. I try to live and do business by a certain set of principles—keep your word, do the right thing, and treat people fairly. Honestly, I’d love to build a small team of people who want the same things out of life. At this point, I’d settle for finding just one solid person who’s hungry, dependable, and wants to build something bigger than themselves. Maybe I’m crazy, but I still believe those people are out there. My wife supports me, but her interest in wholesaling is nowhere near mine. She definitely likes spending the profits though. 😂 Or @Rick Ginn and @Zach Ginn see I’m about my business bc I make enough noise in here and they put me on the dream team!

So In the county I'm working in. It doesn't show the PR. do i use cyber background check or true people search and just call the people I think are the heirs and find out who the PR is? Once I locate the PR is that the person who I would make the agreement to purchase the property? I need help clarification so I can attack this list.
