If I was just starting out in my investment career I would look for burnt out LandLords like myself that want to get rid of their rental portfolios but surely do not want to take the tax hit at closing. I would learn everything I could about seller financing and explain it to these Old LandLords and use that as a pitch to get them to sell over their rentals. You would first of all, end up with a free place to live, amd if your credit sucks allows you to buy houses without taking out a loan.
