If you talk to title companies sometimes they will give you lists of "Notice of Trustee" sales, "Expired listings" or whatever you are looking for. Call title companies in your market and ask for lists. They want your business and more transactions, so they are more willing to do this these days than in the past. I used to log in every day and check the county records, but this is way easier and saves time. Another benefit is you often beat the software packages like Property Radar and others this way.
