Here is how I could set up my systems if I was just beginning --->
@J K 📲 SMS Marketing (using Launch Control) Data Source – Pull your lists from Deal Machine or Batchleads (for lists & numbers). Upload into Launch Control – This is your SMS platform. Daily Action – Send out 200–500 texts per day (stay compliant with Launch Control’s sending limits). Goal – Start conversations → qualify sellers → move hot leads to calls/appointments. 📞 Cold Calling (using BatchDialer) Data Source – Same as SMS: Pull your lists from Deal Machine or Batchleads. Upload into BatchDialer – It’s a power dialer that lets you call multiple numbers at once. 👉 Pro tip: use code ColdTTP to get 50% off BatchDialer. Daily Action – Aim for 200–400 dials/day (depending on your time and team). Goal – Focus on live conversations, make offers quickly, and push motivated leads to contracts. 👉 Action Plan: Pick ONE marketing channel to focus on and hit the ground running!!

Anatomy of a real deal: how a vacant lot nobody wanted paid out $7,000
No theory today. Real deal, real numbers. A seller responded to my marketing about a lot they aren't planning to use any longer. They just wanted out. Locked it up under contract at 23k. Marketed it to buyers the same day. Buyer lined up within 2 weeks and offered 30k for it. Title company handled the rest. I never owned the property. Never swung a hammer. Never spent a night thinking about tenants. Never had to schedule photos or inspections. Assignment fee: $7,000. That's the whole business. Find the deal, control it with a contract, connect it to a buyer, get paid at closing.
