Friday Check-In: What Did You Actually Do This Week?
Deals don't care how motivated you felt on Monday. They care what you did by Friday. So let's close the week with a real check-in. Drop a comment with your numbers for the week: 1. How many sellers did you reach out to? 2. How many offers did you send? 3. How many follow-ups did you make? If the numbers are zero, say that too. Nobody here is judging. The only bad answer is pretending the week didn't happen. One thing I remind my students every week: this business rewards boring consistency. Ten offers a week for eight weeks beats one perfect offer you spent two months overthinking. If you got a deal locked up or a seller responding, share it below so we can celebrate it. The 3-Number Rule: How I Price Every Land Offer in Under 10 Minutes
Most people overthink offers. You only need 3 numbers. 1. Market Value. Pull sold vacant land comps in the same city, same acreage range (±50%). Take the middle of the pack, not the top. Sold comps only. Active listings are the competition, not prices. 2. Dispo Price. What a cash buyer actually pays for a quick close. That's typically 60-70% of market value. This is your real exit, so price for the end buyer. 3. MAO (Max Allowable Offer). Dispo price minus your assignment fee. That's the ceiling. Never go over it just because the seller is "firm." A dead deal costs you nothing. An overpriced contract costs you 30-60 days and your credibility with buyers. Example: comps say $40k, dispo at $30k, you want $8k on the deal, so MAO is $22k. Offer $20k and leave room to negotiate up. The mistake that kills beginners isn't bad math. It's skipping the math and anchoring to the seller's number. Anatomy of a real deal: how a vacant lot nobody wanted paid out $7,000
No theory today. Real deal, real numbers. A seller responded to my marketing about a lot they aren't planning to use any longer. They just wanted out. Locked it up under contract at 23k. Marketed it to buyers the same day. Buyer lined up within 2 weeks and offered 30k for it. Title company handled the rest. I never owned the property. Never swung a hammer. Never spent a night thinking about tenants. Never had to schedule photos or inspections. Assignment fee: $7,000. That's the whole business. Find the deal, control it with a contract, connect it to a buyer, get paid at closing.
