My name is Toño. Nice to meet you! This year has been full of momentum, so I wanted to share what I've been working on. My main focus is transactional funding, plus helping investors close Stack/Morby Method transactions. Quick clarity here, because people mix this up a lot. Transactional funding is not private money lending. It covers EMDs and double closings, and for Stack/Morby Method deals, investors use a transactional lender to complete the transaction. That's where I come in. 👊 As of today, I've worked on 54 deals this year: 7 EMDs, 13 double closings, and 31 Stack/Morby deals. Transactional funding is now one of my main streams of active income. Outside of that, I own two co-living properties in Houston, both acquired subject to. July is a big month for me. My birthday is July 13th, and I'm going after my highest deal month of the year. Month of June: 1 EMD, 1 double closing, 5 Stack deals. Time to beat it. Two ways I can help you this month. A pattern I keep seeing with buyers in this market
Lately I’ve noticed something happening a lot in real estate. Buyers take weeks or sometimes months to make a decision. They ask for listings, schedule showings, compare neighborhoods…and then suddenly go quiet for a while. It’s not that the agent did anything wrong.Buyers just seem much more cautious right now. It definitely makes the job harder because the timeline is so unpredictable. How has the current market been feeling for everyone here lately?
