Purchase Price when taking over payments from seller.
Question for the group (and mostly for my own education). When submitting a deal where I will be taking over the payments on a property, plus stacking a seller carry, commisisons, and closing costs, do I put the purchase price as the total of all those amounts, or all those amounts less the amount I am taking over?

Okay, going to look at the property tomorrow. I will fill out the application shortly. Please be patient, as I have no PSA yet. However, the sellers just want out and someone to take over the payments. Details in the application, and then we can discuss. Thanks!
Call Tonight + Stack/DSCR Proper Process
We have an open Q&A call tonight that we will likely focus on the Stack Method if we don't have too many other questions. We might even push the Q&A to after the discussion to make sure to get it in. We will talk about the below topic as well at the start of the call. Please take a quick read and bring your questions, comments and proposals to the call. __ Also, we are running into a common misconception about the process with primary funding on DSCR deals. 👉 Some of our acquisition team members are feeling like if their client is doing a Stack but needs the DSCR support as well, they should apply for both deal types. 👈 This is understandable, but causes us internal challenges and slow downs. Let me explain. 👇 The normal process with all Stack deals starts with us evaluating the deal, the players, the experience, etc. That means we are doing the following : 1️⃣ asking about their primary lender and if they need us to refer one to them. 2️⃣ doing the same thing with a TC, since these deals fall apart frequently when they don't have an experienced TC for the real estate transaction. 3️⃣ doing this with the title company ... because we want to get them to use one that is used to these deals, like Closed Title. If a second deal comes into our system for a DSCR there are a few potential issues that arise. 🪢 it's not tied to a Stack deal at submission; it's a stand alone DSCR that looks like it needs additional funds (doubling the actual need). 📥 it can be automatically routed to one of our primary funding partners, and not the one that we are working with on the Stack deal. This wastes their time and can damage our relationship with them if repeated frequently. Therefore, if the deal is a Stack deal and we are intending to fund the Stack portion, please DO NOT submit a second deal for the primary lending portion. However, if it is a deal we are not funding the Stack on (i.e. Refi, etc) please submit only the DSCR request in the system. Only submit the Transactional deal request if other funding is related to it.

@Paul Brown Yes, they do have significant experience, so you are saying potentially they could pull another 15%, about $366k? Do you have any contacts in your hard and private money group that I could submit the paperwork to? I can submit it, but didn't want to waste anyone's time if it's not possible with this group. They are willing to pay a fairly high interest rate (their words, not mine) if anyone is willing to take on more risk and give them a higher LTV. I understand this is a niche market of lenders, but just trying to help these guys out.

@Paul Brown Okay, I'll see what they say. I've submitted a few to them, so they are probably tired of continually telling me "that doesn't fit our buy box." Lol, but maybe one of these deals will. 🤞Thanks for the replies.

@Khalil Yusuf okay, I doubt it, but I’m still waiting on the numbers. I’ll let you know.

Isn’t the as-is price the purchase price? They would still need GAP and Rehab costs so they would be in the same position. I’m not quite understanding your offer.
🚨 Last call. Lock your rate ... at noon MT on July 1st
(updated again) Tomorrow, July 1, the refreshed classroom goes live ... and I'm excited to get the updated content out to all of you. After today: • Standard becomes $17 a month, after a 7 day free trial. • Premium moves to $97 a month, and it keeps climbing from there. Join or upgrade before noon on July 1st and you lock in today's price for as long as you renew. 🔒 After then, that rate is gone. https://www.skool.com/fundinghub/plans We have a great thing going in here and I'm happy to get updates implemented to include so many of your questions, comments and thoughts. Thank you for your engagement! See you on the inside. 🙌

@Paul Brown thanks!
📣 Here's how pricing changes on July 1 ...
and how to lock your rate by June 30, if you haven't already. Last week I promised you the full picture, so here's the updates on pricing. 🙌 First, a reminder of what we have here. 🔋 We are refreshing the Classroom. Easier to use, better organized, with new content to help you do more deals. This is a classroom refresh, not a change to anything you count on regarding EMD, Double Close, Morby/Stack and Echo funding deals. 📞 Live calls every week with our team and guest speakers. Let us know who you want on next. 👥 The community, and the overlooked value of engaging together and learning from each other. 🏗️ Your Deal Machine (see last post) with a custom white label website for all six funding products, Proof of Funds on demand, calendar links and other client engagement, your automated Nurturing Campaign, and more all remain part of the offering. Nothing you value is going anywhere. It will just keep getting better. 📈 Let's not forget the point of this community ... 👉 to gain financial freedom (each of us) Now the pricing shift. 👇 If you are a premium member now, you are grandfathered in at whatever the rate was when you signed up, and that is true for anyone that signs up before this goes live on July 1st. 😁 👀 I looked into other communities to better understand the offerings in the market. I do this at times to see if there are new things we can offer all of you. This time I did it to see how the market is priced. I found communities with only classroom material and live calls priced higher than our current rate. This made me feel good that we offer a TON more for less. I also found communities that also offer white label capabilities but at 500% to 700% of our price. Oddly, I didn't find any that offered Transactional and HML/DSCR white labeling with automated nurturing campaigns. That makes me feel like we are building something pretty cool in here together. Thank you all for the feedback that keeps making us better (you know who you are). I think it's safe to say we one of the very best deals out there and certainly better than a kick in the butt. 😜
