SMS Blasting – What Am I Missing?
I’ve been running SMS blasting campaigns for the past 4 months. We’re getting seller responses and having conversations with property owners, but so far we haven’t been able to close a deal. I’d really appreciate some advice from those who are consistently getting deals through SMS marketing. What does your process look like from start to finish? - How do you choose your lists? - How many texts do you send daily? - How do you handle follow-ups? - What are the biggest mistakes to avoid? - What helped you start closing deals consistently? I feel like we’re generating leads, but I may be missing something in the process. Any guidance or tips would be greatly appreciated. Thank you!

CLOSED 1ST DEAL
I closed my first wholesale deal today. I just wanted to bring the WIN to the community. it was a 3/2 1440 sq ft PROBATE property. I only made 3k on it, got it locked up at 162 found a investor used all the steps in the videos ( probate list, Zillow for investor) I didn't use any money except the $500 to put the contract in escrow for title. sold it for 165K it closed today. I want to give a big SHOUTOUT to @Zach Ginn for the community I used all the information in the classroom. " WE GOING CRAZY ON THE PHONE"

@Chris Shamy i’m not seeing an easy way to pull lists in Virginia brother. If you’re in the area I suggest the next time you go out to drive for dollars go on the city website and pull the trash pickup schedule/map. Go early in the morning and log the addresses that do not have the cans out. You will have hundreds of leads off one morning. You can limit false positives by not logging well kept homes that just happened to put cans out late. Happy hunting.⚔️ • Apr 9
