My partner and I have been wholesaling for the past 7 months, and honestly, we’re at a point where we don’t know what to do anymore. During these 7 months, we got 2 properties under contract, but unfortunately not a single deal closed. The first property was in Slaton, near Lubbock, TX. The biggest issue was that it was too far outside a major market, so finding a buyer was extremely difficult. The second property was in San Antonio (78207). Our asking price was $50,000, but every buyer we talked to was only willing to pay around $25,000, and most buyers weren’t interested in buying there. We generate all of our leads through SMS texting campaigns using XLeads. We spend around $500 per month, and over the last 7 months we’ve invested $3,500–$4,000 into texting and lead generation. The hardest part is that I don’t even live in the United States. My business partner lives there and pays for all the expenses. My job is to generate leads, manage the texting campaigns, and keep the entire system running. Our agreement has always been simple: if we close a deal, my partner gets 60% and I get 40%. I put everything I have into this business. I work 15 hours a day. Because of the time difference, when it’s morning in the U.S., it’s nighttime where I live. There are many nights when I don’t even sleep because I’m working, replying to leads, managing campaigns, and trying to make this business succeed. Despite all that effort, we still haven’t closed a single deal. Our campaigns usually send around 1,000 texts per day, but we only get 15–20 responses, and out of those, we’re lucky if one person is actually interested in selling. At this point, we’re starting to wonder if we’re targeting the wrong lists or the wrong type of sellers. Maybe that’s where we’re making the biggest mistake. To be honest, if we don’t close a deal this month, we’ll probably have to shut everything down because we’re running out of money. We simply can’t continue spending money without seeing any results.
