Monthly LIVE Group Sessions 2026
Hey everyone... Just wanted to share that from January 2026 there will be: An opportunity to get mentored in a group setting on these monthly live calls at no extra cost! We will have LIVE a group call twice a month (one in the morning, one in the evening). This will be a good opportunity for us all to come together as a community and chat about property, your deals, best practices and get advice. - Q&A Group Mentoring Session LIVE at 12noon on a Monday (once a month) - Q&A Group Mentoring Session LIVE at 7pm (once a month) - One LIVE group call will take place every other week each month - Up to 1 hour long so it doesn't take over your whole day/evening. I will be posting the dates in the calendar area - so keep an eye out for updates on January's dates coming soon!

Commercial, SA & BTL deal
Hello everyone, We have been out looking at a deal today and think it could be a great opportunity. We were not even meant to be looking at it, this came about due to a discussion with an agent who offered us the opportunity to see it. The property comprises of: A shop with basement storage Large 4 bed property above 1 bed maisonette at the rear. Purchase price is £240-260k in negotiation Our idea: Tidy up the shop and look to rent Refurb large 4 bed property into serviced accom Tidy up maisonette and either rent or SA this space. The agent isn't aware but the shop and property above is grade ii listed. Cost of works: We think costs to modernise the shop and both properties would be around £60k Rentals: Shop = £1000pcm 4 Bed SA = 60% Occupancy based at £150pn £30,000 1 bed either = £700pcm or SA 60% Occupancy at £60pcn £13000 Total = £56,000 Re value - Not really sure how to value it but would think at least £400K Currently there is no title split so this could be explored. Just wondering if this deal looks as good to you as it does to us. If so how you would go about financing this deal, how you could offer returns (I am thinking on re finance) feedback and questions welcome. Thanks Simon & Amy

@Paul Rose We sure do fine some interesting deals 😂🙈. Thank you very much for your detailed response, as always it's great advice. We are also worried about the Grade II listing to be fair. Shame they are such a pain as we have loads in the area and always at good prices for the very reasons mentioned. Amy done some digging on English Heritage and other places, that's how she found out what was actually listed etc, the agents are not sure. In terms of the refurb, most rooms can stay as they are because the layout is decent, so no real changes required. The windows do need some attention and so does a small section of the roof so get your point on rising cost. Again the re-valuation would be hard as it would need to be based on the building I would have thought and as you say no time to get figures in for SA use and a tenancy agreement for the shop. Will give this one some more thought. We are trying to find simple opportunities honest 😂.
