Don't Stop the Momentum! $15k Assignment!
This deal marks my first-ever virtual deal, and it was completed without me ever having to step foot in the property. It’s a big milestone in my journey and a real sign of growth. Everything about this deal lined up almost perfectly. The seller lived out of state and already had a lockbox installed, which made access easy. Since the property had previously been used as an Airbnb, there were already quality photos online, allowing me to market it immediately. Because of strong rapport building, I was able to lock the deal up on the first day of our conversation. That just shows how important speed is in this business. If I had hesitated, someone else would’ve taken it. One key lesson in this business is to stay in constant communication with your seller after the contract is signed. You never know who else is trying to step in behind you and talk them out of the deal. During the contract period, the seller told me he was receiving multiple offers, with some even being higher than mine. But because of the trust we built, he stayed committed and saw the deal through with me to closing. Every deal teaches you something. Whether you win or lose, take those lessons and add them to your toolkit so the next deal runs even smoother. No matter where you are in your journey, DON'T STOP THE MOMENTUM!

1st Offer Made!!!!
I just had my second phone call with a seller and gave my first offer ever!!! It was a probate lead from a letter I sent. He called me and we talked, got the rapport going and info on the house. Called him back 2 days later (today) with some laughs at the beginning and then clarifying details, then I got right into the offer. 290-295k ARV and $135k LAO made! He was not shocked - he said it was not too far off from what he thought. He did say he wanted a little more, but we could negotiate on both sides from there. I couldn't get him to say the number he wanted, and he wants other offers. But, I stood firm in saying a lot of people will give offers too high that they can't perform on, I will cover closing fees and any other fees, that 135k is what he would walk away with. I made myself stand out from just the generic offers. He seems like a reasonable guy and I will keep following up. Being in probate, he's not in a hugeeee rush but definitely motivated. Anyways, done with my rant. This is so exciting!!!!!! Even if I don't get this deal, I feel so validated in my comps, LAO calculation, and giving the LAO offer! My MAO is 185k so I have some wiggle room! THANK YOU RICK AND ZACH!!!!

A2P Approval
Hello guys, I been working on getting A2P Approval. My brand was approved but I keep getting this message on the campaign: MESSAGE_FLOW: The campaign submission has been reviewed and rejected due to issues verifying the Call to Action (CTA) provided for the campaign. I have followed the direction in the course. I tried multiple times so far to fix it with different call to actions (CTA). Can anyone explain to me how to get pass this? Thanks
