This deal was far from easy. The owner lived in a completely different state and hadn’t seen the property or spoken to the tenant in over 20 years. She had no contact information for the tenant and didn’t even know if he was still living there. When I first arrived at the property, no one was home. The house looked almost completely vacant and was locked up. Instead of giving up, I started knocking on doors around the neighborhood until I finally tracked down the tenant’s contact information. Turns out, the tenant was a genuinely great guy. He was open, cooperative, walked me through the property, and even allowed me to install a lockbox to move the deal forward. Lesson: If there’s a will, there’s always a way. Thirty days later — deal closed and $20,000 profit. No excuses. Just persistence. Keep going. Your next deal might be one conversation away. 🔑🔥

You use an assignment contract when selling the deal to the end buyer and a purchase and sale agreement when locking up the property with the seller

Assigned contract 🫣💕
Another assigned contact…nothing to crazy but 5k in the books! Best part is I did literally no work! Let me explain ..I got this deal through my property manager friend 🙃 she asked me if I’d be interested.. I looked over the numbers and they were solid so I made an offer it got accepted then I just passed it along to my buyer … he signed that night we plan to close next Friday Nov 14 2025 maybe sooner !… point is make friends with property managers they be clutch !!.
