Another assigned contact…nothing to crazy but 5k in the books! Best part is I did literally no work! Let me explain ..I got this deal through my property manager friend šŸ™ƒ she asked me if I’d be interested.. I looked over the numbers and they were solid so I made an offer it got accepted then I just passed it along to my buyer … he signed that night we plan to close next Friday Nov 14 2025 maybe sooner !… point is make friends with property managers they be clutch !!.

I am so screwed! My entire business will be ruined by this one case.
Do I need to break my contract because I did not find a buyer? Inspection period ends today! Can they sue me because I did not find a buyer! OMG, I am so screwed! Dramatic, I know, this has been such an emotional rollercoaster! Both families have agreed to extend the contract out just 3 days! They both have been very nice. They both agreed to lower the prices too. Still not wholesale deals as both properties are pretty much move in ready and NOT 70% discount! I did talk to @Stan Santini and he gave me alot of great help!

Just write a termination of contract to the seller. You can also add a special stipulation clause in your future contracts stating that the contract will be terminated if buyer fails to deliver EMD upon inspection period. I typically write a clause in my contracts stating that EMD will be delivered 3 days after inspection period. If you can't find a buyer by then, just send them a simple termination of contract letter. Even if you don't do that, the contract will just be voided. They won't have much go after you about especially if you're not a licensed realtor.

@Garth Gibson you wouldn’t want to submit EMD before inspection period because that takes in more risk of needing to renegotiate with the seller of the property condition isn’t up to par with your standards and price range to flip to buyers for a profit
