She had no contact information for the tenant and didn’t even know if he was still living there. When I first arrived at the property, no one was home. The house looked almost completely vacant and was locked up. Instead of giving up, I started knocking on doors around the neighborhood until I finally tracked down the tenant’s contact information. Turns out, the tenant was a genuinely great guy. He was open, cooperative, walked me through the property, and even allowed me to install a lockbox to move the deal forward. Another assigned contact…nothing to crazy but 5k in the books! Best part is I did literally no work! Let me explain ..I got this deal through my property manager friend 🙃 she asked me if I’d be interested.. I looked over the numbers and they were solid so I made an offer it got accepted then I just passed it along to my buyer … he signed that night we plan to close next Friday Nov 14 2025 maybe sooner !… point is make friends with property managers they be clutch !!.
