Hey Ty, I have a quick question for you Gift Deed or Quick Claim in your opinion which is the better one to use? Let me explain my situation I’m in Kingman, AZ about 2 hours north of Phoenix, AZ I.have a 3 acre property 3bed, 2ba that I have been renovating for the past two years the owner a outer tower has agreed to sign over the deed which is free and clear so I may obtain a loan and pay him off the 100K we agreed on, comps in my area are 220k and up. Do you have transfer forms in any of your packages where my wife receives survivor ship. ? Thanks for your help in advance.

Hey folks, I have this seller that I have been working on for almost yr he finally agreed to let me get the house no money down. The catch is I am to change the title from his name to mine once the Deed is recorded in my name I am to take the deed and secure an equity loan for a$100k the house was last appraised at$240k he would like the transfer of title done quick and easy without a lot of paperwork. What’s the best way to handle this without the long drawn out process? Sean
