Curious if anyone here is doing much with month-to-month flex space versus more traditional leases. I’ve had some success with a few different setups that combine things like staging or storage space, shared dock access, restrooms and vehicle parking. Some of it has been delivery-related businesses, and the demand has been better than I expected. It has me thinking more about older manufacturing or industrial buildings with decent parking as a possible first flex purchase. Seems like there could be a lot of ways to make the space work without having to build out traditional bays from day one. Anyone doing something similar? Curious what has worked well and what has ended up being more trouble than it was worth.

They typically provide shared office amenities on one side and warehouse space on the other. Many are developed by repurposing existing buildings such as former call centers, schools, and vacant big-box retail properties. What do the typical economics and pro forma look like? 3. What are the biggest operational challenges and risks? 4. Is this a business model worth exploring for value-add industrial investors and developers? I would love to hear real-world experiences from owners, operators, brokers, or investors who have worked with co-warehousing or flexible industrial space concepts.
