@Houston Shrader Nothing stopping you from stating anything you want in a contract. Instead of asking for commissions, I would ask that the seller lower the price the typical 3% that a buyer agent would have gotten since you don't have that agent. Net to seller should be the same if the listing agent understands what's going on and doesn't try to do a 6% so seller shouldn't oppose.

Hi I'm Samir. I grew up in the hospitality industry in the SE USA where I saw my dad purchase and sell numerous properties without agents. When it came to buy my own home, I wanted to do the same--so I did! And I learned how so many people in my area could easily do the same, but don't even know the option exists! And the realtors here are all very combative and nasty towards people (even their own clients), so I want to destroy the realtor racket here by letting everyone know how to skip the buyers agent and save 5-figures. I was referred to you by a local attorney I've met that's also wanting to change things here. Would love to talk to you Nick about how we can work together to educate the masses here. :)
