This week has been a decent one for me pretty happy things are all starting to move forward across my different businesses - Outreached to over 1,500 Investors from social media and grown mine group by 70+ people - Sold a BRR deal to Investor - One of my Properties has received an application for tenancy, which is great - Started the refinance process for five of my Properties which should release quite a bit some of cash to move into some more deals - I spent an evening down the beach with my family, trying to survive the hot weather - Best of all it’s my little ones fifth birthday tomorrow so really excited for that and his party with with our friends and family

- Built relationships with new investors and had some solid conversations to better understand their buying criteria and goals. - Started making my sourcing business feel more professional by refining my messaging and introducing the bespoke sourcing service. - Grew the Facebook page by 60 followers in a week while continuing to build the WhatsApp investor community. - Reviewed new opportunities in Manchester and continued qualifying deals for my investor network. - Stayed consistent with outreach and business development alongside working full-time. Good deed of the day today, saved this dehydrated little fella from being run over. Little bit of water & Food and he was on his way😅

Positioning
Quick question for the experienced sourcers and investors in the community. As briefly mentioned on Tuesday’s call Sam, that I’ve got a meeting coming up with a landlord who is potentially looking to sell part of their portfolio. One thing I’d appreciate some advice on is how you position yourself in these meetings. As a sourcer, I work with a network of investors and property partners, but I also want to be completely transparent and build relationships based on trust from day one. When meeting landlords face-to-face, how do you typically frame what you do? Do you position yourself as a sourcer, someone representing investors, a buyer’s representative, or something else? My main goal is to build a long-term relationship rather than just focus on a single deal, so I’d be interested to hear how others approach these conversations and what has worked well for you over the years. Thought i’d pop this in here to hopefully, help some of the newer sourcers to the group? Thanks, Sam

@Sam Joy Thanks Sam, really appreciate the advice. I completely agree that being transparent about where I am in my journey is the best approach and ultimately what will help build stronger relationships long term. Out of curiosity, when you’re meeting a landlord for the first time, how do you typically steer the conversation towards understanding their story, motivation for selling and the wider portfolio without it feeling like an interrogation?😂

I could use your opinion
Hi all, After having a conversation with Sam on Saturday during the networking event, I've decided to divert sightly away from deal sourcing and more into automation development for property entrepreneurs. I've been a software developer for 14 years now working for multible financial tech firms, and this is what I feel more passionate about. Even for my deal sourcing business I've been spending my evening creating automations to make the business easier. To be clear I'm not completely out of sourcing but I'll be doing it more passively. Right now i don't know where I'm going to be taking this so I would like to work with some people for free, see what's the biggest time consuming tasks you're facing in your business, and then completely automated that for you. If you could have anything in your business made easier so that you can spend your time on things that actually make money what would it be? These are some of the things I've developed for myself ( as an example) - Market research, Ad analysis and ad creation for landlords and Serviced Accommodation Management - Social Media content editor Please let me know in the comments 🙂
