Stains
Well it finally happened. A guest spilled wine all over the king bed. Will need to replace the king duvet cover, fitted sheet, pillow, pillow protector, pillow case.. they also put my wood cutting board through the dishwasher which stained, and there were two bleach stains on the colored beach towels. All adds up to about $93 to replace everything. It was a 5 day $1500 booking. Is this the “cost of doing business” Or is this something I charge for per my house rules? It’s my 10th booking. They did complain about loose adrionak chairs in the back yard.

This is a case-by-case situation where it is completely up to you. Getting a five-star review out of someone is worth more than $93. Depending on the situation, especially if they had complaints, you might want to loosely word a response to them that you're willing to waive the damages for a great review. If they are rude, though, I would just file an air cover claim and let Airbnb know that they damaged your property to protect against a bad review that may come from them too.

Asking for the review
Hi all, I’m currently using the 5 star messaging templates found in the course material. I have had 8 of my first 10 guests leave me a 5 star review. My question is - for someone that didn’t leave a review after that follow up message, would you message them again with a gentle incentive? BUT also, would you just leave them alone bc maybe they would leave a 4 star (or less) review instead? I was thinking something like… Hi Kim! Just wanted to follow up and see if you’d be willing to leave a quick review about your stay. 😊 If you enjoyed your experience, your feedback really helps other guests feel confident booking with me. Especially as I’m still building up reviews! As a little thank you for taking the time, I’d be happy to send you a $10 Starbucks or Caribou gift card. Just let me know which you’d prefer! 🤍

Beyond and Airbnb discounts
Hi Ryan, I wanted to find out about how Beyond pricing works with your individual discounts in Airbnb (for last minute and early bookings). Should I increase my base price by 25% in order to make up for this discount?

We increase in Guesty by 40% and then discount in Airbnb by 30%. I hope this helps!

Yes! You can get the percentages perfect if you’d like but this works for us.
