Well it finally happened. A guest spilled wine all over the king bed. Will need to replace the king duvet cover, fitted sheet, pillow, pillow protector, pillow case.. they also put my wood cutting board through the dishwasher which stained, and there were two bleach stains on the colored beach towels. All adds up to about $93 to replace everything. It was a 5 day $1500 booking. Is this the “cost of doing business” Or is this something I charge for per my house rules? It’s my 10th booking. They did complain about loose adrionak chairs in the back yard.

They have already left me a review. I don’t know if it’s good or bad because I haven’t left a review for them. I personally would rate them 4 stars purely for the lack of communication of the incidents. I understand things happen, and honestly just wish they would have given me a heads up.
Asking for the review
Hi all, I’m currently using the 5 star messaging templates found in the course material. I have had 8 of my first 10 guests leave me a 5 star review. My question is - for someone that didn’t leave a review after that follow up message, would you message them again with a gentle incentive? BUT also, would you just leave them alone bc maybe they would leave a 4 star (or less) review instead? I was thinking something like… Hi Kim! Just wanted to follow up and see if you’d be willing to leave a quick review about your stay. 😊 If you enjoyed your experience, your feedback really helps other guests feel confident booking with me. Especially as I’m still building up reviews! As a little thank you for taking the time, I’d be happy to send you a $10 Starbucks or Caribou gift card. Just let me know which you’d prefer! 🤍

Beyond and Airbnb discounts
Hi Ryan, I wanted to find out about how Beyond pricing works with your individual discounts in Airbnb (for last minute and early bookings). Should I increase my base price by 25% in order to make up for this discount?

@Ryan Behm okay, so to work in simple numbers… say I want to make $100 a night, I would increase my base rate in beyond or guesty to $140, and then discount in Airbnb to 30% to end with $98?

Early Check-In / Late Check-Out
How do you typically handle guest requests for early check-ins or late check-outs when the house is available? I received a request for an early check-in but it is about 2 months in advance and I’m not sure if the house will be available with another potential booking or not. Any suggestions for general requests days leading up to check-in, but also this particular request that is so much time in advance?

@Ryan Behm I’d love to know how you phrase your approach to early check in fees. Do you give them options, like “9am early check in is $150, 11am early check in is $100, 1pm early check in is $50”?
